About findlands
Every land and villa project within 100 km of Hyderabad, straight from the TG-RERA register, with what is advertised right now. No developer pays to be here and none is favoured: every project on the register is listed, with or without ads.
Where the data comes from
The TG-RERA public register (rerait.telangana.gov.in): every plotted-development registration, and residential registrations of 2 acres or more with no more than 15 homes per acre — villa communities, whatever their filing calls them. Project names, promoters, landowners, survey numbers, approvals and validity dates are shown as filed.
The Meta Ad Library: live Facebook and Instagram ads for land and villas around Hyderabad. Each ad is shown as it runs, uncropped, with a link to it in the Ad Library. An ad is tied to a project when it carries the RERA number, or when the project is recognised from the ad (“matched by AI”) — that match can be wrong; the ad’s own text is always shown.
The register was last pulled on 1 Oct 2026 and the Ad Library swept on 2 Oct 2026 — 3,080 projects, 1101 live ads. Both refresh about every three days.
Activity and RERA validity are separate
A lapsed registration is not a finished project, and a quiet project is not gone. Each project carries both.

- A live ad on Meta is matched to the project.
- Recently active
- The RERA filing was updated in the last 6 months, or the project was registered in the last 2 years.
- Some activity
- The filing was updated 6–12 months ago.
- Quiet
- None of the above. Still on the register, still listed.
- Valid
- Inside its own registration period.
- Valid on extension
- Its own period ended and an extension (regular or the special 4-month one) is on file.
- Lapsed
- The registration period ended with no extension on file. It says nothing about whether the layout was completed.
- No certificate
- The application is on the register without a validity period.
Plots or villas
For plots, RERA covers the layout — roads, drains, amenities — not what is built on a plot. For a villa registration it covers the homes. “Plot + villa” marks a layout registered as plots whose ads sell villas.
Map pins
Fewer than 200 projects carry their own coordinates on the register. Every other pin is placed at the project’s village — or its pincode or mandal when the village can’t be placed — and is labelled approximate. Distances are straight-line from the city centre.
Your project, corrections and takedowns
Developers will be able to claim their listing to add prices, brochures, an exact pin and site-visit slots; the RERA record itself always stays as filed. Until then, and for any correction or for an ad creative to be taken down, write to contact@findlands.in.
